Our fees are very reasonable, 5% for letting only and 10% for managed lettings and we do not charge VAT.

Lettings Service
1.Promote your property to let and attract suitable tenants
2.Reference and credit check all tenants and recommend the most suitable to rent your property
3.Prepare all the Tenancy Agreement paperwork for signing by your tenant
4.Agree a convenient date for your tenant to move into your rental property
5.The deposit and first months rent is taken from the tenant and held in our client account
6.The day your tenant moves into your rental property, we read meters, inform utility suppliers, hand over the keys, get the standing order mandate signed to ensure future rent paid.
7.Agree the condition of your let property to ensure it is well looked after throughout the tenancy period.
8.Prepare a statement for you and transfer excess funds via BACs within seven days of the tenant renting your property.
9.Register the tenants deposit in the Tenancy Deposit Scheme and notify both you as the Landlord and the tenant who is renting your property.
10.We make a diary entry to ensure your tenancy renewal is managed to remove the risk of "voids"
Full Property Management Service
Our full property management service is ideal if you are overseas for periods of time or if you would prefer our lettings team to be responsible for the day to day management of your rental property. Opt for full property management and in addition to our standard and with rent collection package we will include all the following options to your letting property service:
1. At the start of the tenancy we will arrange Tenant check-in, and an Inventory List and Schedule of Condition if required.
2.Act as the first point of contact for your tenant queries during their time in your property
3.Transfer responsibility to the tenant for all utility accounts and council tax to avoid complications with payment of related bills for the duration of your property let.
4.Instruct and organise all repairs and maintenance for the let property on your behalf.
5. We will assess required repairs and maintenance and ensure that these are carried out at the best possible price.
This is achieved by drawing on our base of contractors with whom we have well established relationships. Minor maintenance issues can be resolved in-house and will incur minimal or no call out charges. This will result in savings to you, a distinct advantage of a smaller independent company.
In addition, we do not add on any additonal fees for repairs on top of the contractors charge. This makes us unique versus other agents and of course saves you money.

5.Visit the property regularly to ensure it is maintained and being well looked after.
We will carry out quarterly property inspections during the tenancy to ensure that the tenants are looking after your property and will notify you of any issues for concern, should these arise.
6.Negotiate tenancy extensions, renewals and rent increases on your behalf to maximise your rental income.
7. In the case of emergencies, we have a 24-hour contact number for tenants. We will attend to emergencies immediately to avoid further damage and cost to your property.
8. At the end of the tenancy, we will arrange a tenant check out comprising checking the contents against the Inventory List, Schedule of Condition, advise you of any deductions required to be made from the damage deposit and organise repairs/cleaning should it be required.
All rent is paid directly to the landlord from the tenant. We will help you set this up.

Advise on, and ensure compliance with, the Gas Safety (Installation and Use) Regulations 1998 with regard to the inspection, maintenance and keeping of records in respect of gas appliances in tenanted premises, the Owner being responsible for all costs involved.
Advise on and ensure compliance with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended 1989, 1993 and 1996) with regard to minimum fire-resistant standards of specified items supplied in the course of letting the property, the Owner being responsible for all costs involved.
Advise on and ensure compliance with the Electrical Equipment (Safety) Regulations 1994 and other relevant legislation with regard to the condition and safety of electrical equipment and appliances in tenanted premises, the Owner being responsible for all costs involved.
Advise on and ensure compliance with Energy Performance Certificates (EPCs).
Taking appropriate initial action in the event of any breach of condition of the agreement in an effort to remedy the situation. Where such a breach persists, informing the Owner or the Owners nominated representative who will be responsible for taking any further action and meeting any costs involved.
